El Segundo Real Estate Recap – March 2023 Home Sales

El Segundo Home Sales and Home Prices Last Month

March was another slower month for home sales in El Segundo with only 5 sold homes but that was a dramatic improvement over January and February.

The average “list” price was $1,201,600 with the average sold price for El Segundo homes that closed at $1,196,000 meaning that homes generally sold slightly below the list price. 

The average price per foot for sold homes was $896 which was a big number. Homes averaged 52 days on market before going into pending status.

El Segundo Real Estate Update – January 2023 v. January 2022

How did January 2023 compare with a year earlier in terms of real estate market activity in El Segundo?

……not so well.

January 2023 El Segundo market update

2023 didn’t exactly start off with a bank in the South Bay.  Almost every city saw a big drop in homes that sold,.and nowhere was it slower than El Segundo.   There was only one home sale in El Segundo in January.  Compare that to 9 last year and you can see just how slow it was.  The good news is that the one home that sold was over $3,000,000!   Not a bad average home sale price!

The numbers were:

Let’s take a look at the real estate market in El Segundo for this past year.   2022 was a fantastic year for both the number of home sales and the prices that they sold for.

There were 125 condo, townhome and home sales on the MLS.  The average “asking” price was $1,547,732 with the average sold price at $1,551,098 meaning that homes generally sold at full price or higher. That did peak during the summer with the fall and winter months seeing that trend reverse and most homes selling below the listing price.

The average price per square foot was $891 and homes averaged 24 days on the market before going into escrow. Take a look at all of the homes that sold in El Segundo below.

The highest sale of the year was $3,900,000 for a large single family located at 639 W Oak Avenue. There were an impressive 5 homes that sold over $3.0M in El Segundo. The lowest price of the year was $400,000 for a 1 bedroom condo in Pacific Sands complex at 770 W Imperial Avenue #86.

Welcome to the real estate recap for home sales and prices in the wonderful city of El Segundo California.  This past month was fairly typical for December with only 5 condo, townhomes, and homes that sold during December 2022.

The average “asking” price was $1,094,200 with the average sold price for El Segundo homes that closed at $1,036,500 meaning that homes generally sold well below the asking price.

The average sales price was about 100K lower than in November.

The average price per foot for sold homes was $676. Homes averaged 40 days on market before going into pending status.

Another evening of festivities is happening at the Manhattan Pier as tonight (12/11) is the 34th annual holiday fireworks. They start blasting off at 7pm. Don’t miss it!

Here’s the night’s event lineup:

  • 3:00pm – 4:00pm – Sketchers snow park opens to Friendship Foundation
  • 4:00pm – 6:30pm – Sketchers snow park open to the public
  • 4:00pm – 6:30pm – Santa float on Manhattan Ave for photos
  • 3:00pm – 6:30pm – Mira Costa Choir caroling in downtown Manhattan
  • 4:00pm  – Hyperion Outflow band with their Dixie Christmas
  • 5:00pm – Mira Costa jazz band
  • 6:00pm – Joe’s Band
