Welcome to the El Segundo Real Estate Market Update for MarchPacific Landing homes in El Segundo

Ater a big February with 11 sold homes, March was a bit of a downturn.  There were only 5 sold homes in March

The average “list” price was $1,571,380 with the average sold price of $1,624,000 for the homes in El Segundo.  This was a healthy increase from $1,442,636 in February but down from January.

$943 was the average price per foot and homes averaged 76 days on market before going into escrow.

November Home Sales and Property Prices in El Segundo

Welcome to the November 2023 real estate recap for home sales and property prices in the South Bay city of El Segundo California.El Segundo homes for sale

It was a good month in terms of the number of homes that sold with 9 sales compared to 7 in October.  Both are fairly typical so not too slow and certainly not busy.

The average list price of the homes that sold was $1,797,778 with the average sold price for the homes in El Segundo that closed at $1,783,889 which was a big jump from the average of $1,333,333 in September. 

Homes that sold averaged $946 a square foot. Homes averaged a fairly brief 36 days on market before going into pending status.

El Segundo Home Sales and Home Prices Last MonthEl Segundo homes for sale

August 2023 was a great month for home sales in El Segundo with 14 closed home sales.  This was the same as June but well higher than in July.

The average “list” price was $1,577,354 with the average sold price for El Segundo homes that closed at $1,579,643 meaning that homes generally sold slightly above the list price. 

The average price per foot for sold homes was $938 which was a big number. Homes averaged 24 days on market before going into pending status.

El Segundo Home Sales and Home Prices Last Month

March was another slower month for home sales in El Segundo with only 5 sold homes but that was a dramatic improvement over January and February.

The average “list” price was $1,201,600 with the average sold price for El Segundo homes that closed at $1,196,000 meaning that homes generally sold slightly below the list price. 

The average price per foot for sold homes was $896 which was a big number. Homes averaged 52 days on market before going into pending status.

El Segundo Real Estate Update – January 2023 v. January 2022

How did January 2023 compare with a year earlier in terms of real estate market activity in El Segundo?

……not so well.

January 2023 El Segundo market update

2023 didn’t exactly start off with a bank in the South Bay.  Almost every city saw a big drop in homes that sold,.and nowhere was it slower than El Segundo.   There was only one home sale in El Segundo in January.  Compare that to 9 last year and you can see just how slow it was.  The good news is that the one home that sold was over $3,000,000!   Not a bad average home sale price!

The numbers were:
