New construction communities are a rarity in the South Bay as there’s simply no new room to build on.  Waypointe in El Segundo is a definite exception as builder D.R. Horton is currently building not one, but 2 new communities in El Segundo.  A tract of new single family homes is currently under construction and for sale at Pacific Landing in El Segundo, while a separate but adjacent townhome community is underway just off of Imperial.  Known as Waypointe, the complex is offering brand new townhomes ranging from 2 bedroom, 2 bath units at just over 1,200 sq feet to 3 bedroom, 3 1/2 bath townhomes with just under 2,000 square feet.  All units will have the bells and whistles of new construction and prices currently range from just under $900,000 to just under $1,200,000.

Local Review – El Segundo Brewing Company

If you like craft beer and the feeling that you’re in a “locals” type place, you may want to visit the El Segundo Brewing Company tap room.    It’s not a fancy place but has that cool vibe that you’ve found something that the tourists don’t know about.  As it’s a working brewery it’s just a small area with a bar and a few small tables basically in what was probably a loading dock at some point.  They have a great variety of beers and the people are very friendly.

They usually have between 15-20 beers on tap and are open 7 days a week.  We’ve only been in the evenings but there always seems to be a healthy amount of people without being too crowded.  If a casual off the beaten track experience is what you’re looking for…this could be your place.

El Segundo Real Estate Market Trends & Statistics

Keep current on what’s happening in El Segundo real estate market with our latest real estate trends and statistics.  While there are few enough homes sold each month to dramatically drive monthly average home prices up or down, the average prices have risen well beyond the $1,000,000 mark and have reached all the way up to $1.6M in late 2018.

November Home Sales in El Segundo

Welcome to the real estate recap for El Segundo in November 2018

November was a slow month in El Segundo but prices were high with a few notable sales.  There were 5 homes sold which was down from the 8 homes sold in October.  Average prices were well over the $1.0M mark with the lowest priced sale of the month at $977,000.  Two of the closed sales were 2018 built single family homes on Richmond with one selling at $1.7M and the other selling at $1.72M.
