El Segundo Home Sales and Home Prices in August 2025

Welcome to the August Real Estate Market Report for El Segundo CALuxury homes in El Segundo

The real estate market in El Segundo was solid with prices up from the prior month, but home sales down.

August 2025 saw 6 homes sell in El Segundo, which was a slight drop from 7 homes that closed escrow in July.

The average asking price was $1,704,833 with the average sold price for the homes in El Segundo that closed at $1,649,583  which was a big jump from the unusually low $1,296,643 average in July.  The fact that homes sold well below list price, on average, definitely indicates a cooling market.

El Segundo homes averaged 42 days on market before going into escrow with an average price of $965 per square foot.

May another Great Month for El Segundo Real Estate Market

Welcome to the real estate market recap for El Segundo homeEl Segundo homes for sale sales in May 2025

There were 8 homes sold in May compared to 10 in each of the previous months.  That said those were bigger than usual months.  It was a great month for El Segundo real estate.

The average “asking” price was $2,144,375 with the average sold price at $2,155,875 which was higher than April’s average of $2,038,500 and way above $1,493,516 in March.

$847 was the average price per square foot. Homes that sold were on the market for an extremely brief 11 days  (DOM) before going into escrow.  That means most homes sold in less than 2 weeks!

There were 10 homes sold in February compared to only 3 homes that sold in January so it was a nice uptick for sure.

The average “asking” price was $1,699,100 with the average sold price at $1,697,000 which was a big drop from the HUGE $2,750,000 in January, but that was not the norm. 

$939 was the average price per square foot. Homes that sold were on the market for 79 days  (DOM) before going into escrow.

Welcome to the El Segundo Real Estate Market Update for September 2024

September was a great month for both home sales and home prices in the small coastal community of El Segundo.

Although it was definitely not as impressive as the summer months, September 2024 was very good for home sales and home prices in El Segundo. There were 6 closed escrows which was a slight drop from the eight in August and ten in July.

The average “asking” price was an impressive $1,845,983 with the average sold price for the homes in El Segundo that closed at $1,767,500 which was a big increase from $1,535,801 in August but well below the amazing $2,027,279.  

$1,005 was the average price per square foot and homes averaged only 25 days on market (DOM) before going into escrow.
